Today is going to be a special show as we have Nancy Rea from Re/Max in the studio. Nancy is one of Sierra Vista’s premiere real estate agents and I am excited to have her on this show.
Ask Brad questions???
Q: Is the internet really as important a source for buyers of my property as what is purported?
Cynthia in Heerford
A: My answer is yes, indeed. In today’s tech savvy world where almost all homes have access to the internet, maximum exposure can only be achieved though the internet—and its real time and accessible 24 hours a day, every day of the year, anywhere in the world.
Q: What Are The First Steps To Buying A Home?
Robert, from Sierra Vista
A: Research! – Many homebuyers have an idea of where they would like to live, but they do not have an idea about the cost housing. Start your research online.
Q: What Does It Mean On The Contract About Included… Excluded?
Sue, from Sierra Vista
A: It’s really as simple as it sounds. In some cases a seller might want to take a particular item with them, let’s say the dining room chandelier, for example. While all the other lighting fixtures throughout the home might be staying since the seller is keeping the chandelier since it’s excluded on the contract. On the flipside, let’s say the buyer wants those great barstools that the seller currently owns. The buyer then could ask those to be included as part of their offer on the property. At closing the stools would then transfer to the buyer along with the property they’re purchasing.
Q: If I Can’t Get A Loan, Do I Get My Ernest Money Back?
Sally, from Whetstone
A: Most likely- YES; however, it depends on the details of the contract.
Q: Should I Put An Alarm System In My Home If I Am Thinking Of Selling In A Year?
Tom, from Lincoln Park
A: The only way to offset the cost of installing an alarm system is usually by signing a lengthy contract for the monitoring service which typically runs between $30-$50 per month. I’d avoid installing one due to the fact that you will be moving in a relatively short period of time and it doesn’t add any significant value to the property. If push comes to shove, and a potential buyer demands one be installed, I would negotiate a credit to be given to the buyer at closing. This way the buyer can have control of what type of system as well as their choice of who they want to monitor it.
Q: Can You List A Property For Sale Without Putting Up A Sign Outside?
Janice
A: The answer is yes, you can. Actually there are communities that do not allow signs for ‘aesthetic’ reasons.
